Zoning Controls

We install and repair zoning controls, the dampers, zone panels and thermostats that let one air conditioning system cool different parts of your home to different temperatures. Homeowners across Florida call us when upstairs runs hot while downstairs freezes, when an addition never keeps up, or when a zone damper sticks and one wing gets nothing. Call us and describe which rooms are off and by how much, and we will look at your ductwork and controls together before we quote any equipment.

What the job involves

Zoning splits your duct system into sections, each with a motorized damper and its own thermostat, all reporting to a zone control panel wired to the air handler. On a retrofit we open ceilings or attic runs where the trunk branches, set the dampers, run thermostat wire and program the panel so the system stages properly instead of short cycling. On repairs we usually find a failed damper motor, a burned transformer or a thermostat that lost its wire. Attic work in this climate means we check duct condition while we are up there.

What we check or install

We start with static pressure and airflow, because zoning a duct system that is already undersized just moves the problem around. Then we test each damper for travel and power, check the zone panel for scorched terminals and corroded connections, and confirm the thermostats are reading actual room temperature and not a sunlit wall. Coastal humidity and salt air are hard on low voltage terminals, so we look closely there. If the system runs almost continuously, we also verify the bypass or dump zone is set correctly.

How we decide it is the right call

Zoning makes sense when the temperature difference between areas is consistent, structural and not caused by something simpler. A blocked return, crushed flex duct, a leaking plenum or a bad thermostat location can produce the same complaint for far less work. We measure before we recommend. If your equipment is single stage and near the end of its life, we will say so, because zoning a system you are about to replace is money spent twice. Sometimes the honest answer is duct repair and a better return path.

Zoning Controls — quick answers

Can zoning be added to my existing AC system?

Often yes, if the ductwork branches in a way that allows dampers and the equipment can handle staged airflow. We measure static pressure first. Single stage systems sometimes need a bypass arrangement to avoid running against closed dampers.

Why does one zone stay hot even after we added zoning?

Usually a damper that is not opening, a thermostat wired to the wrong zone terminal, or that branch simply not carrying enough airflow. We test damper travel and voltage at the panel, then check the duct serving that area.

How many thermostats will I have?

One per zone, plus the zone panel that coordinates them. Most homes we work on use two or three zones, commonly upstairs, downstairs and sometimes an addition or a sun facing wing that behaves differently.

How it works

  1. Step 1

    Tell us the symptom

Call or fill in the quote form with what you hear, smell or feel. Warm air, ice on the lineset, a humming outdoor unit. That detail helps us load the right parts before we drive out.

  2. Step 2

    We diagnose on site

We check the thermostat, the air handler, the condenser and the electrical side, then measure what the system is actually doing. You get a plain explanation of the fault and the repair options before we start.

  3. Step 3

    We repair and verify

Once the repair is done we run the system and confirm temperature split, drainage and airflow at the vents. If a part is on order, we tell you the timeline instead of leaving you guessing.

Why homeowners call us

  • We plan for salt airCoastal humidity and salt eat coils, contactors and cabinet screws. We look for corrosion during every visit and treat it as part of the diagnosis, not an afterthought, so a repaired system does not fail again in the same spot.
  • Built for constant runtimeFlorida systems run most of the year, so bearings, capacitors and drain lines wear faster than the manual suggests. We size repairs around that reality and point out the components likely to be next in line.
  • Old houses and new onesIsland properties often hide ductwork in tight, damp spaces, while tract homes tend to have short, undersized returns. We have worked both and adjust the approach rather than forcing one standard fix.
  • Clear talk, no upsell theatreWe tell you what failed, what it takes to fix it, and whether repair or replacement makes more sense for the age of the equipment. If a repair will hold, we say so and get on with it.

  • Straight answersWhen a replacement beats a repair, we tell you, sometimes before we roll a truck.
