HVAC Maintenance — Book a Visit Today

We service and tune up residential HVAC systems across Florida, and a maintenance visit is usually what keeps a small fault from turning into an air conditioning repair on the hottest afternoon of the year. In our area two things wear systems out: salt air corrosion on coils, contactors and cabinet fasteners, and near constant runtime that never gives a compressor a long rest. On a visit we check refrigerant performance, wash the condenser coil, clear the drain line and pan, test capacitors and contactors, tighten electrical connections, check airflow and filter fit, and read temperature split at the vents. On heating equipment we inspect the burner, the flame sensor and the safety controls. Call us to book a visit, and tell us what the system has been doing lately.

The HVAC maintenance symptoms we hear most

  • The AC runs all day and never really catches up Dirty condenser coil, low refrigerant charge or restricted airflow
  • Water stains on the ceiling under the air handler Clogged condensate drain or a rusted drain pan
  • The outdoor unit hums but the fan does not spin Failing capacitor, corroded contactor or a seized fan motor
  • There is a musty smell every time the system starts Biological growth on a wet evaporator coil or standing water in the pan
  • The heat smells like burning dust and then shuts off early Dirty burner or flame sensor, or a limit switch tripping on low airflow

Search for it as HVAC maintenance or an AC tune-up and you land in the same place: one visit, one written quote.

Safe things to check first

Worth a look before you call — sometimes it saves you the visit.

  • 1Check the thermostat: fresh batteries, set to COOL or HEAT, and the fan set to AUTO rather than ON.
  • 2Look at the breaker panel for a tripped breaker on the air handler or the outdoor unit, and only reset it once.
  • 3Pull the filter and hold it to the light. If you cannot see through it, put in a new one of the same size.
  • 4Clear grass, mulch, vines and stored items back from the outdoor unit so air can move through all four sides, and walk the house to confirm supply and return vents are open and unblocked.

HVAC Maintenance — quick answers

How often should a system in Florida be serviced?

Twice a year suits most Florida homes, because cooling season is long and the salt in the air keeps working on coils and electrical parts year round. If your system runs nearly every day, two visits catch corrosion and drain problems before they flood a ceiling.

What actually happens during an AC tune-up?

We wash the condenser coil, clear the condensate drain and pan, test the capacitor and contactor, tighten electrical connections, verify refrigerant performance, check the blower and filter fit, and measure the temperature difference between return and supply air. Then we tell you what we found.

Do I need a furnace tune-up if I barely use heat?

Yes, and the reason is that equipment sitting idle for months collects dust and corrosion on the burner, the flame sensor and the safety controls. A heating repair call in January is usually a part that quietly failed while nobody was watching.

Can maintenance stop a breakdown completely?

No visit makes a mechanical system permanent. What it does is catch the parts that fail with warning: a swelling capacitor, a pitted contactor, a drain starting to slow, a coil losing airflow. Those are the calls we would rather handle on a schedule.

Will a tune-up help my power bill?

A clean coil, a clear drain and correct airflow let the system reach the set temperature and shut off instead of running on. We will not quote you a number, but a system fighting a dirty coil works harder for the same result.

How long does a seasonal maintenance visit take?

Plan on roughly an hour to ninety minutes for one system in good condition. Heavy coil buildup, a blocked drain or older equipment with corroded connections takes longer, and we will tell you before we start if something needs a separate repair visit.

How it works

  1. Step 1

    Tell us the symptom

Call or fill in the quote form with what you hear, smell or feel. Warm air, ice on the lineset, a humming outdoor unit. That detail helps us load the right parts before we drive out.

  2. Step 2

    We diagnose on site

We check the thermostat, the air handler, the condenser and the electrical side, then measure what the system is actually doing. You get a plain explanation of the fault and the repair options before we start.

  3. Step 3

    We repair and verify

Once the repair is done we run the system and confirm temperature split, drainage and airflow at the vents. If a part is on order, we tell you the timeline instead of leaving you guessing.

Why homeowners call us

  • We plan for salt airCoastal humidity and salt eat coils, contactors and cabinet screws. We look for corrosion during every visit and treat it as part of the diagnosis, not an afterthought, so a repaired system does not fail again in the same spot.
  • Built for constant runtimeFlorida systems run most of the year, so bearings, capacitors and drain lines wear faster than the manual suggests. We size repairs around that reality and point out the components likely to be next in line.
  • Old houses and new onesIsland properties often hide ductwork in tight, damp spaces, while tract homes tend to have short, undersized returns. We have worked both and adjust the approach rather than forcing one standard fix.
  • Clear talk, no upsell theatreWe tell you what failed, what it takes to fix it, and whether repair or replacement makes more sense for the age of the equipment. If a repair will hold, we say so and get on with it.
  • All major brands, gas & electricIndependent service on Carrier, Trane, Lennox, Goodman, York and the rest.
  • Straight answersWhen a replacement beats a repair, we tell you, sometimes before we roll a truck.
