Ductless Mini-Split Repair

We repair ductless mini-split systems in homes across Florida, from single-head bedroom units to multi-zone setups that cool a whole house. If one head blows warm air, drips water down the wall, flashes an error code, or shuts off after a few minutes, that is the call. Coastal salt air corrodes outdoor coils and line-set connections, and near-constant runtime wears out fan motors and control boards. Turn the affected zone off at the remote so it stops icing or leaking, then call us and tell us which head is acting up.

What Ductless Mini-Split Repair Involves

We start at the head that is misbehaving, then work back to the outdoor condenser, because a mini-split is a matched pair and the fault can sit at either end. We read stored error codes, check the indoor blower wheel and drain pan, test the outdoor fan and compressor circuit, and inspect the line set where it passes through the wall sleeve. On multi-zone systems we isolate which branch is affected. Most repairs come down to a blocked condensate line, a corroded connection, a failed motor, or a control board that has stopped talking to the head.

What We Check And Replace

Common work includes clearing and flushing condensate drains, cleaning blower wheels that have loaded up with dust, replacing indoor fan motors, thermistors, and control boards, and repairing outdoor fan motors and contactors. We wash salt residue off condenser coils and check the line-set insulation, which cracks in sun and lets warm air reach the copper. Refrigerant circuit work stays with us and our tools, never with the homeowner. If the remote or wall control is the actual problem, we say so rather than replacing parts that are still good.

How We Decide Repair Is The Right Call

We look at the age of the outdoor unit, the condition of the coil and cabinet after years of coastal air, and how many heads are still working properly. One failed part on an otherwise sound system is a straightforward air conditioning repair. A condenser with heavy corrosion, a leaking coil, and a compressor drawing high amps is a different conversation, and we will lay out both paths with what each one buys you. If only one zone of a multi-zone system has failed, replacing that head alone is often the sensible move.

Ductless Mini-Split Repair — quick answers

Why is water running down the wall under my indoor head?

Almost always a blocked condensate drain or a slipped drain line. The pan overflows and the water follows the wall. Shut that zone off so it stops producing condensate and call us to clear the line.

My mini-split head blows warm air but the outdoor unit runs. Why?

That usually points to a refrigerant charge problem, a failed reversing valve, or a control fault keeping the indoor coil out of the loop. It needs gauges and readings, so it is a service call rather than a home fix.

Can you repair one head without touching the rest of the system?

Often yes, if the fault is in that indoor unit. If the shared outdoor condenser or a branch box is at fault, every zone it feeds is involved, and we test to find out which before quoting the work.

How it works

  1. Step 1

    Tell us the symptom

Call or fill in the quote form with what you hear, smell or feel. Warm air, ice on the lineset, a humming outdoor unit. That detail helps us load the right parts before we drive out.

  2. Step 2

    We diagnose on site

We check the thermostat, the air handler, the condenser and the electrical side, then measure what the system is actually doing. You get a plain explanation of the fault and the repair options before we start.

  3. Step 3

    We repair and verify

Once the repair is done we run the system and confirm temperature split, drainage and airflow at the vents. If a part is on order, we tell you the timeline instead of leaving you guessing.

Why homeowners call us

  • We plan for salt airCoastal humidity and salt eat coils, contactors and cabinet screws. We look for corrosion during every visit and treat it as part of the diagnosis, not an afterthought, so a repaired system does not fail again in the same spot.
  • Built for constant runtimeFlorida systems run most of the year, so bearings, capacitors and drain lines wear faster than the manual suggests. We size repairs around that reality and point out the components likely to be next in line.
  • Old houses and new onesIsland properties often hide ductwork in tight, damp spaces, while tract homes tend to have short, undersized returns. We have worked both and adjust the approach rather than forcing one standard fix.
  • Clear talk, no upsell theatreWe tell you what failed, what it takes to fix it, and whether repair or replacement makes more sense for the age of the equipment. If a repair will hold, we say so and get on with it.
